Spring Hill's explosive growth — driven in part by the nearby General Motors complex and the I-65 corridor's expanding commercial base — has made it one of the most active markets in Middle Tennessee for residential construction. That means a high volume of new homes, new driveways, new patios, and new garage floors being poured every season. We've worked extensively in Spring Hill's new subdivisions and understand the particular demands of new construction concrete: tight timelines coordinated with builder schedules, fresh lots where soil compaction needs careful assessment, and homeowners who want to move in as soon as possible without compromising on concrete quality.
Post-construction soil settlement is one of the most common issues we see in Spring Hill. When developers grade lots and builders construct homes, the disturbed soil surrounding the foundation and in fill areas hasn't had time to reach natural compaction levels. Concrete poured too soon over loose fill can settle unevenly, creating trip hazards and cracks within a few years. We perform compaction checks during our estimate process and, when necessary, recommend waiting periods or enhanced base preparation that prevents these problems — which are always far less expensive to avoid than to repair after the fact.
Spring Hill's older sections — the neighborhoods established before the growth surge of the 2000s and 2010s — present a different type of project. These properties have original concrete driveways and patios from the 1990s or earlier that are approaching or past their practical lifespan. We assess these honestly: some surfaces have years left with proper crack repair and sealing, while others are candidates for full replacement. We don't up-sell replacement when repair is genuinely appropriate, and we don't push repair when the concrete has structural issues that will make it fail again within a few seasons.
